How much do I need for a down payment?

It depends on the loan: VA loans can be 0% down for eligible buyers, FHA is typically 3.5%, and conventional loans range from 3% to 20%. I'll connect you with a lender who'll lay out actual numbers for your situation, no obligation.

What does a buyer's agent cost me?

In most cases, the seller pays my commission as part of the listing agreement, meaning you get full representation at no out-of-pocket cost. I'll walk you through exactly how this works at our first consultation.

I'm relocating from out of state. How does that work?

I run virtual tours via FaceTime or Zoom, walk you through neighborhoods on Google Maps, and handle the in-person stuff (inspection, walk-through, closing) when you can't be here. Many of my clients buy without setting foot in Florida until closing day.

How long does the buying process take?

From pre-approval to keys in hand is typically 30-45 days once we go under contract. The search phase varies, some buyers find their home in a weekend, others take 3-6 months.

What about inspection issues?

I help you read the report, negotiate repairs or credits with the seller, and walk away from a deal if something major comes up. The inspection contingency exists to protect you.
