The PCS / Relocation Guide.

Moving to Jacksonville from out of state? Here's how to land smoothly without setting foot in Florida until closing.

About 30% of my buyer clients each year are PCSing or relocating to Northeast Florida from out of state. Most of them buy without ever physically visiting until closing day, and it works. Here's how.

The PCS timeline

Standard PCS lead time is 3-6 months from orders to report date. Here's the typical real estate timeline:

  • Months 1-2: Initial conversation, pre-approval, area orientation
  • Month 3: Virtual tours, neighborhood narrowing
  • Month 4: Offer and contract
  • Month 5: Inspection, loan processing
  • Month 6: Closing, ideally a few days before your report date

Base proximity

The main Jacksonville-area bases:

  • NAS Jacksonville (NAS Jax), best access from Riverside, Avondale, Mandarin, Orange Park, Fleming Island
  • NS Mayport, best access from Atlantic Beach, Jax Beach, Neptune Beach, Mayport Village
  • NAS Cecil Field (now Cecil Commerce Center), best access from Westside, Argyle, Oakleaf
  • NSB Kings Bay (Georgia), many Mayport-bound sailors live in Yulee, Fernandina, and St. Marys

Neighborhoods PCS buyers love

  • Orange Park / Fleming Island, family-friendly, good schools, easy NAS Jax commute
  • Atlantic Beach / Jax Beach, coastal, Mayport-friendly, walkable to restaurants
  • Mandarin / San Jose, established, larger lots, good schools, central
  • St. Johns County (St. Augustine, Nocatee, World Golf Village), top-ranked schools, newer construction
  • Argyle / Oakleaf, newer construction, value pricing, growing area

BAH math

Your BAH covers your housing cost, but how you allocate it matters:

  • Mortgage payment (P&I)
  • Property taxes, Florida averages 0.8-1.2% of assessed value/year
  • Homeowners insurance, Florida runs higher than the national average; budget $1,800-$3,500/year
  • HOA fees, common in newer subdivisions, ranges $30-$300/month
  • Flood insurance, may be required depending on location

A good rule: total monthly housing cost should fit within your BAH plus a small buffer. Don't max out, military life has too many surprises.

How virtual buying works

  • Live virtual tours via FaceTime or Zoom. I walk the home for you and you point me at what you want to see
  • Drone footage of the lot, neighborhood, and surrounding area
  • Neighborhood drive-throughs so you can see commute times, traffic patterns, and adjacent properties
  • Inspection coverage. I attend the inspection, take photos, and walk you through findings on a call
  • Mail-away closing, Florida allows remote closings with a notary; you don't have to be in Florida to sign

Pro tips for PCS buyers

  • Start the lender conversation the day you get orders, VA loans take a little extra time
  • Don't ship your household goods until you have a closing date in hand
  • Schedule a virtual neighborhood tour with me before you start touring individual homes
  • Ask about military clauses in your contract, Florida law has specific protections for active duty buyers
